Scarce item with only one copy listed by Hitchcock and eight copies recorded in American libraries on OCLC. A private printing for the architect. According to the introduction Modern Cottages is an "outgrowth, revision and enlargement" of Kirby's other work Portfolio of Cottages. There are thirty-two full-page architectural plates in the text each with floor plans and perspective view of houses. It also "contains 125 illustrations of cottages, dwellings and miscellaneous work." In addition to the architectural drawings and plans, there is a chapter on "Practical construction of dwelling houses," giving important practical information on every aspect of building from foundations to carpentry, plumbing to painting, and interior decoration. There are twenty-two pages of architectural and building trade advertisements in back. Professionally rebacked with original spine laid-down as an overlay. Binding slightly soiled; pages uniformly lightly browned, first few text pages spotted at fore edge; one right margin page slightly trimmed -- not affecting text. Otherwise, a solid, very good copy of a nineteenth century American architectural book extremely scarce in the trade.
